What does MHSF get out of this?

We assume the tax debt and take a statutory interest in the property resolution process under DASP. You keep your property. The county loses its foreclosure claim. We cover the costs.

No hidden terms. No fine print. No fees to you — ever.

If DASP enrollment does not proceed, you owe us nothing and you are in exactly the same position you were before you called.

"I founded MHSF to help people. Wayne County's foreclosure machine has taken properties from families who had no idea there was another option. That ends here. If we can also build something sustainable doing it — that's the point. But the people come first."

— Charles Will Hughley III, Executive Director

How DASP Works

1
Stop paying the county.

Partial payments do not stop foreclosure. Only full redemption does. If you cannot pay the full amount by March 31st, every dollar sent to the county is lost. Contact MHSF first.

2
MHSF reviews your property at no cost.

Your property is reviewed for DASP enrollment. No commitment required. No fees. No cost to you.

3
MHSF assumes the full tax debt.

If selected, MHSF assumes your outstanding tax liability under the Distressed Asset Stabilization Program. Wayne County's foreclosure claim is eliminated.

4
You pay nothing.

Not to MHSF. Not to the county. The debt is gone. The foreclosure is gone.

Frequently Asked Questions

Should I keep paying the county while I consider my options?

No. Stop. Partial payments do not stop foreclosure — only full redemption does. If you cannot pay the full amount by March 31st, every dollar is wasted. Contact MHSF first. It costs nothing to find out if you qualify.

What do I have to pay MHSF?

Nothing. MHSF assumes all costs associated with DASP enrollment. You pay nothing to us and nothing to the county. The program absorbs the debt entirely.

Is this legitimate? How is this different from scams targeting homeowners?

MHSF is a registered Michigan nonprofit corporation with a physical address, a named executive director, and LARA registration. Scammers don't have any of that. We don't ask for money, we don't take your deed, and we don't ask you to sign anything before you understand exactly what DASP enrollment means. Call us. Ask anything.

What if my property doesn't qualify?

You are in exactly the same position you are in right now. You have lost nothing by finding out first.

What is the deadline?

Wayne County's foreclosure deadline is March 31, 2026. After that date, no program, attorney, or payment plan can stop it. Contact MHSF now.

The county loses. You keep your property.
